Homebuyer’s pre-closing inspections

The pre-closing inspection, also referred to as "the final walk-through or general home inspection" is a critical step in the home buying process, but many home buyers fail to take it seriously. As a buyer, you need to conduct a thorough inspection prior to closing on the house. Why? Because in most states, once the closing is completed, the seller has no further obligations to you. Homeseller’s pre-listing inspections

A pre-listing inspection helps sellers discover flaws in their home that they might want to address before sale, or even items they might not be aware of but some savy purchasers might spot. Since the buyer will use his or her inspection to gain information on issues that could justify renegotiation or even abandonment of the purchase, it's important for you to know your home's condition -- even if you don't plan to do work on the property. A pre-listing inspection also creates a positive marketing tool that you or your agent can use to promote your home. Every pre-listing inspection by STLhomeinspector.com includes a complete report with pictures of major areas of your home to assure potential buyers that your home has been pre-inspected and is move-in condition. This can be a potential saving for the prospective buyer if they forgo their own home inspection.

Walk Inspection (No report just sound advice) $95 per hour

These inspections are completed for home owners or investors looking to buy but still undecided on a home they want to contract on. This inspection is the same as a standard home inspection only thing missing is a written report.




New construction phase/draw inspections

These inspections are completed for home owners or construction lenders during the construction process. I inspect the home at various stages in the building process as part of the quality assurance checks or to allow for the release of the next phase of funding. Timing and reports for these inspections are customized to fit the needs of the client.




Commercial building inspections

Many times commercial buyers will purchase property unseen. A property inspection helps determine the current condition and potential maintenance or safety issues. My typical commercial inspections are in general accordance with ASTM E 2018 standards. Following the inspection, I will provide a written report, complete with photos, documenting all major building systems, components and conditions.




New home builder’s warranty inspections

Most brand-new home builders provide homeowners with a 12-month Builder’s Warranty. Ordering an inspection before the warranty expires gives the homeowner a professionally-prepared report to go over with the builder addressing possible issues. If repairs are not needed, it provides peace of mind regarding the quality of the new home.




Radon inspections

Radon is an oderless, colorless, radioactive gas that is a Class A carcinigen. Radon is the leading cause of lung cancer of non-smokers, and if you are a smoker your risks of contracting lung cancer are greatly increased if you are exposed to dangerous levels of radon. I am certified by the (NACHI), National Association of Certified Home Inspectors. The test takes 48-72 hours and the results are given to you at the end of the test. The EPA recommends every home sold be tested. If dangerous levels of radon are found in the home, mitigation, or removal, of radon can be easily corrected in most cases, at reasonable costs, by a 3rd party certified company. Always ask the inspector and mitigation company for their qualifications, for your protection.

The Drug Inspection:

Approximately 5.3 million homes will be sold in the United States this year and several millions of rental units will change occupants this year. Chances are that many of these properties are contaminated with Narcotics.

It is estimated that there are 600,000 undiscovered methamphetamine laboratories in America. They are found in both commercial properties and residential housing and half of all clandestine meth labs are located in rental properties. Only one in ten meth labs are ever found therefore, unknown meth labs go unreported. Thirty individual states do not maintain clandestine drug laboratory (CDL) lists. Therefore there are very limited public records listing properties that have been involved with methamphetamine production.


As your home inspector I now have the ability to test any surface, for any of the 6 families of drugs, within 10 minutes, and without any special equipment or the use of a lab. My drug test kit will identify Methamphetamines, Amphetamines, THC, Cocaine, Opiates, and PCP if present within the home.
